Does an Inground Pool Increase Home Value?

In most cases, yes, an inground pool will increase your home value for resale. But should that be a deciding factor in choosing to install an inground pool? We don’t think so.

According to HouseLogic, adding an inground pool to your backyard can increase the value of your home by as much as 7%. That’s if you find the right buyer, during a seller’s market. There are some people who just don’t want a pool, for their own personal reasons. They might take a pass on your home.

But there are just as many buyers, who, especially if they’re looking in a higher-end, upscale neighborhood, expect homes to have a gorgeous outdoor living area with an inground pool as a centerpiece. These buyers might rule your home out as an option if it doesn’t have a pool, but two nearby homes do.

Selling a Home with an Inground Pool

To make the most of your pool as a sales feature, you will want to sell your home during the spring and summer months, when the pool is open and enticing. Make sure your realtor includes photos of the pool and outdoor living area in your online listing. Aerial photos make an even bigger impression on potential buyers.

Be prepared to counter-arguments that an inground pool is a too much work by providing a pool maintenance history with estimated monthly costs if a buyer asks for this information. A serious buyer may ask.

Is an Inground Pool a Good Investment?

The answer to this depends on what you mean. It’s certainly a good investment in your family’s fun and enjoyment. And an inground pool will increase the resale value of your home. But if you are looking at an inground pool as something that will make you more money than you spent on it, then no.

Investing in the beauty and functionality of your home is always a good investment in your happiness and enjoyment. But if you want a money-making financial investment, you may want to look elsewhere.
